Beautiful country home on 10 acres with
additional acreage available. This is a serene location in north-central
Missouri, 30 minutes northeast of Brookfield, 50 minutes southwest of
Kirksville. Excellent hunting on hilly land, ideal for deer/turkey, near
Mussel Fork. The house was started in late 1996 (we lived in the basement
for two years), and mostly finished by about 2000. The basement is still
unfinished, except for one bedroom and a full bath. The house has six
possible bedrooms (we use the basement room as a TV room, and a small room
on the second floor as an office), 3 1/2 baths, and measures approximately
2,380 square feet. Listed at $265,000 for house and 10 acres, $355,000 for
house and approximately 70 acres. Reasonable offers will be entertained.
This view looks west (the house faces east, more or less).
There's a huge wrap-around porch on three sides of the house, a oversized
two-car garage just west of the house, and a horse barn up the driveway.
This country location has the
best of everything: ponds, wildlife, peace and quiet, and a modern home
built to extreme standards. All exterior walls are 2 x 6, yielding excellent
insulation and a very efficient home. Central air and propane heat are less
than two years old. A forced air wood furnace can supply all wintertime
heat, and an ample wood supply is literally right out the door. Estimates in
this part of Missouri are that it takes an 11-acre wood plot to heat an
average home. Acreage available is approximately 70 acres, and is mostly mature
woods. An additional woodstove on the first floor in the living room adds
extra heat.
The house is on rural water, and high-speed internet (DSL) is
available. Hardi-plank fiber-cement siding on the outside of the house is
indestructible.
